Roofing Terms of Service in Vermont
What Roofing Work These Terms Cover
Last updated: October 2026
These terms apply to roofing services we provide in Vermont, including roof installation, repair, replacement, and related work like flashing and ventilation. We follow the Vermont Fire and Building Safety Code for all roofing provisions.
For projects in Burlington, we verify scope with the City of Burlington Building Permit office. If your home is in a historic district, exterior changes may need Burlington Design Review approval.
Fall protection on our job sites meets OSHA 29 CFR 1926.501. We dispose of old roofing materials according to Vermont solid waste rules.
On pre-1978 homes, we follow the EPA RRP Rule for lead-safe work. Work not listed in your written estimate such as structural framing, skylight installation, or gutter replacement requires a separate agreement.
We also are not responsible for pre-existing roof conditions like rot or hidden damage unless we agree to address them in writing. If you have questions about what is included, ask before work begins.
Booking, Rescheduling, and Cancellation Policy
We schedule roofing work by written agreement after you accept our estimate. We will confirm a start date and keep you informed of any changes due to weather or material delays.
If you need to cancel or reschedule, please give us at least 48 hours’ notice so we can adjust our crew and equipment. Cancellations with less notice may incur a fee to cover mobilisation costs.
Any change to the scope of work like adding a repair or switching materials requires your written approval before we proceed. We do not perform extra work without a signed change order.
If we need to access your property, we will coordinate a convenient time. For emergency repairs, we may schedule sooner depending on availability.
These rules help us keep projects on track and avoid misunderstandings. If you have questions about scheduling, contact our office.
How Estimates, Invoices, and Payments Work
We provide a written estimate that details the roofing work, materials, and timeline. Estimates are valid for 30 days unless stated otherwise.
We do not charge for initial estimates. Payment terms are set out in your contract.
Typically, we require a deposit before ordering materials, with the balance due upon completion. We accept common payment methods; we do not offer financing directly.
If you request changes to the scope after work begins, we will provide a written change order with any price adjustment. Work on the change order starts only after you approve it.
We do not add hidden fees. If you have questions about an invoice, contact us within 10 days so we can resolve it.
Late payments may delay future service. We follow Vermont consumer protection laws for home improvement contracts. Always keep a copy of your signed estimate and any change orders.
Our Workmanship Warranty and What Can Void It
We stand behind our roofing workmanship. For installation and repairs we perform, we offer a warranty against defects in our labor.
The specific duration and terms are stated in your written contract. This warranty does not cover damage from severe weather, fallen trees, or other events beyond our control.
It also does not cover problems caused by pre-existing structural issues, poor ventilation, or improper maintenance. If you or a third party modify or repair our work without our approval, the warranty may be void.
To make a claim, contact us with your contract number and photos of the issue. We will inspect and, if covered, repair or replace the affected work at no cost to you.
This warranty is in addition to any manufacturer warranties on materials. We do not extend warranty coverage beyond what is written in your agreement.
Limits on Our Liability for Roofing Projects
Our liability for any claim related to roofing services is limited to the amount you paid for the specific service. We are not liable for indirect, incidental, or consequential damages, such as lost profits or damage to interior property caused by pre-existing roof leaks.
We follow the Vermont Fire and Building Safety Code and OSHA 29 CFR 1926.501 for fall protection. For work in Burlington, we comply with City of Burlington Building Permit requirements and Burlington Design Review for historic districts.
We dispose of debris per Vermont solid waste rules and follow the EPA RRP Rule for lead-safe work on pre-1978 surfaces. However, we are not responsible for pre-existing conditions like rot, mold, or structural defects that we did not cause.
You agree to hold us harmless for such conditions. Nothing in these terms limits liability where prohibited by Vermont law.
